8 months agoWe worked primarily with Jason West, so this review is mostly focused on him and my experience with him. After my mother in law passed away, my wife became the executor of the estate, whcih meant as part of the probate process we had to liquidate the house to split between the heirs as no one was either able or willing to buy out the rest.
The house itself definitely fell into that "ugly houses" category. Prior to her death, her health was failing and she was unable to clean up after the many pets as well as after her adult daughter, her daughter's boyfriend, and his family. My sister in law and her boyfriend also seemed to be unable to care much for the house also, as evidenced by its state after they had been living in it by themselves for six months. I say all this not to shame my sister in law in her family, but to set the stage for what Jason walked in to, even after my wife and I filled a dumpster with stuff left behind.
Jason didn't even flinch when we reached out. He was direct and honest. He asked our expectations, which thankfully I'd been talking to others who helped lower them, and he worked with us in that space. The offer he came in at was very fair, all considered. I ran numbers and while I can tell they made a profit - they would have to, they are a business - the margin left us with a number that actually wasn't much lower than what we would have expected if we were to try and list and sell the home for what it was appraised at after all closing costs, work to get it to marketable condition, etc. were accounted for. Plus there was the simple ease of it, and with everything else we've had to deal with in the wake of my mother in law's passing, Jason's offer and effort made it all that much easier.
Jason was also incredibly patient with us, although I could tell he also frequently shared my own frustrations, since this was a probate process and we had a lot of hoops to jump through and paperwork we had to line up. He was persistent without being pushy, but also backed off when he could tell that things were simply out of our hands for the time being. But within days of us saying go, we closed. It then handed off to Pam, who was also fantastic about assisting in the last legs of paperwork.
As an additional testament to how great they were to work with, enabled by some of my own personal preparation, I actually only ever spoke to Jason I think twice by phone. The rest had been by text and email, including with pam. I had a key box on the house, and so I was able to allow him to do what he needed to do on his own time, without added stress for my wife and I.
So yeah, if you need to liquidate your home, give these folks a call. Out of everyone we worked with, even if numbers were all the same, they would have been a top contender for us to sell the house to. And that includes family!
