3 months agoOur first choice was to fix our property up and rent it out for long-term income. Our second choice was to fix our property up and sell it for max value. These should be your first two choices as well, to maximize your finances.
But if you, like us, have tried and simply been unable to make the time to take care of your property and execute the first two options--you may decide to punt and sell to a cash buyer for less than market value.
Once we made this difficult decision, we proactively emailed over 35 cash buyers who were advertising their services on the internet, over google, and on Facebook. Based on their responses, we narrowed down the candidates to 3 who were willing to work within our process parameters. Out of the 3 finalists, all were forthright, honest, transparent, and responsive.
Only one, however, made the physical effort to drive from Reno to Fallon and personally meet with us and visually inspect our property. The other two relied on our provided pictures to make their assessments and construct their best cash offer.
In addition to being THE ONES who were willing to go the "extra miles" in their research/assessment, Northern Nevada Home Buyers ended up offering $44K more than the next highest (serious) bidder. We had one non-finalist bid $1M, but ended up deciding that person/company was not serious.
The POCs (Andy and Brandon) at NNHB were professional, flexible, articulate, thorough, knowledgeable, and VERY easy and pleasant to work with.
If we'd been disciplined enough to do what NNHB is willing to do, REDFIN/Homes.com/Realtor.com/etc. all say we could have sold our Fallon property for $240K-$310K. But 3-1/2 years after moving out, we were still breaking our promises to ourselves. It was time to cut our losses & find a buyer.
NNHB paid us over $74K more than what we owed on the property, and we have already made plans to pay off two cars, buy some things for our Son, and invest the rest ($25K) in high interest (4.5% fixed rate) CDs & to expand our E*Trade portfolio.
What would your plans be for such a significant cash infusion?
They say that a dream without a planned process is just a wish. We spent too many years wishing and dreaming.
