A smooth process with David Moore on the transaction side and with Jeremy on the acquisition side before that with one hiccup (see below). The offer was reasonable and the team is pretty flexible with good communication and collaboration. They were able to work with me on an extended delay for closing. Realize that this team may end up being a third party (like a real estate broker) ultimately selling to another entity/investor, which I was told upfront and happened in my case. There was a hiccup which was a reduction in their offer 1 week before the closing (about 10%), which was unexpected especially at the last minute when there aren't other ready options if you're on a timeline. No surprises stated from their finance dept rep that called (someone I hadn't dealt with), just couldn't meet their targeted return after working it more. I'm not sure if it's a standard negotiation at the end of the process to reduce their cost or if was specific to my situation. I was given less then a day to make a decision. I'm flexible on my rating because I understand the financial side, but should have come up earlier. I'm mentioning it here in case it shows up in other reviews. My recommendation is to have multiple "as-is" offers ready to hedge, or plan on the offer being reduced.
